According to Anadolu Agency's report on TurkStat data, home sales in Türkiye reached 142,390 in September. That is the highest monthly figure of the year, but 9.3 per cent lower than the same month of 2025.
What changed between first-hand and second-hand sales?
First-hand home sales rose 3.9 per cent year on year to 51,519, their highest level this year. Second-hand sales fell 15.3 per cent to 90,871. The share of new homes in total sales rose to 36.2 per cent; the report describes this as the highest level since May 2023 when December, when project title deeds are concentrated, is excluded.
Mortgage sales also rose 5.1 per cent year on year to 23,397. Ziya Yılmaz, chair of the Housing Developers and Investors Association (KONUTDER), said the share of credit-financed sales rose to 19.4 per cent in the first nine months of this year but remains below its long-term average.
What does the sector expect for the final quarter?
Industry representatives expect more activity in the last quarter, especially in December. Hakan Akdoğan, president of the Association of Entrepreneurial Real Estate Consultants (TÜGEM), said seasonal gains should be separated from a lasting recovery and that a strong final quarter may not make up for the nine-month loss on its own. These assessments are forecasts, not facts.
What should developers and estate agencies do?
As demand moves from resale to new homes, more projects compete for the same buyers. The difference is made by how the first contact with a buyer is captured and measured. For firms building digital marketing for real estate, the practical steps are:
- Prepare project pages for search: pages that answer what buyers ask, such as area, unit types, delivery date and payment options, stay findable after a campaign ends.
- Manage ad budgets by appointments and qualified enquiries rather than form counts; tag every enquiry with its source (Google, Meta, portal) and track it in the CRM.
- Reply quickly to finance questions: with mortgage sales recovering, financing questions may make up a large share of enquiries. Calling back on the same day is a sensible internal target.
- Plan year-end campaigns early: the sector expects activity in the final quarter, so campaign pages, ad copy and measurement should be ready before the December rush.
- For agencies with resale stock, keep local search visibility (map listings, neighbourhood pages) current and write a separate message for resale buyers.
